Before Rentity

The rental chores that eat every month

  • “Chasing rent in chat every month”

Bills go out on the day you set, tenants get a LINE reminder, and you see who has paid on one screen.

  • “Slips lost in the chat”

Each slip lands on the right bill and is kept on record for you to confirm. A slip sent twice is flagged for you.

  • “Not sure the lease and deposit are right”

Draft from the OCPB 2568 template. Rentity warns you when the deposit is over the cap and counts down the refund after move-out.

What it does

From finding a tenant to filing tax

Every screen on this page comes from the real product, filled with sample data.

Find tenants

A listing page to share, with online applications

Build a listing from the unit details you already have and share the link anywhere. People book a viewing and apply on their own.

  • A first draft of the description, yours to edit
  • Viewers pick their own viewing time
  • Applications land in one place and turn into a lease

Sign leases

Leases from the OCPB 2568 template, signed on LINE

Enter the rent and start date, and the terms are checked before you save. Your tenant signs on their phone with a one-time code.

  • A warning when deposit and advance rent pass 3 months
  • Stamp duty worked out for you
  • A signing certificate for every lease

Collect rent

Bills with a PromptPay QR, slips on the right bill for you to confirm

Bills go out on your schedule to each tenant's LINE. A slip that comes back lands on its bill; you look and confirm, the receipt is issued, and a slip sent twice is flagged.

  • Rent, water and power on one bill
  • Every unpaid room on one screen
  • Every slip waits for your confirmation before the receipt

Look after rooms

Repair requests on LINE, passed to your vendor

Tenants report with photos and the times that suit them. You set the visit, send the job to a vendor and keep the cost for tax time.

  • Every job has a status, apart from the chat
  • Send a vendor the job link, no sign-up needed
  • Tenants are told when the status changes

Tax and reports

PND 90/94 figures ready for your accountant

The rent you actually received is totalled for the year, the flat and actual expense deductions are compared, and the file is ready to export.

  • Counts money received, not bills issued
  • Both deduction methods side by side
  • Export to CSV or PDF

For tenants

Tenants use the LINE they already have

They open bills, scan to pay, send slips and report repairs in one chat. No app, no password and no fee. Tenants without LINE can use the web.

  • Open the bill and scan the QR to pay
  • Send the slip and see its status on the same screen
  • Report a repair with photos and follow it

Questions people ask

Do tenants need an app?

No. Tenants open bills, pay, send slips and report repairs in the LINE they already have. Tenants without LINE can use the web.

Do tenants pay anything?

No fee. Rentity charges the owner by unit count only.

Does it work for houses or apartments?

Yes. Condos, detached houses, townhouses, shophouses and apartment buildings are supported, and the fields and lease follow the property type.

Where is the data kept, and who can see it?

In a database in the Singapore region. Each owner sees only their own data and the team they invite.

Does the lease replace a lawyer?

No. It is drafted from the template the OCPB published, as a starting point. Have a lawyer check any special terms before signing.

Can I bring my data from Excel?

Yes. Import units and tenants from a CSV file in settings.
